We can advise and reassure every step of the way; if you have an estate agent demanding an Agreement in Principle we can do this at very short notice, if there are issues with the survey we can advise – we are totally independent and not employed by any agents – and would not be afraid to advise pulling out if that was in your best interests.
Solicitors play a big part in the transaction but will often use legal jargon amidst an unfamiliar process, which can even be confusing for those who have been through it before. We can recommend trusted solicitors to use and can help with the conveyancing process if needed, liasing between the parties concerned.
Movers & Remortgages
Move up, down or stay put and extend ? Whatever you position on the property ladder we can help. You may want to retain your property and become a ‘first time landlord’ you may want to raise capital for improvements to your home or simply to consolidate other debts. When a client already has a mortgage the comparison process is crucial – stay with your current lender or move. We can advise on all scenarios.
Buy to Let
This is an area that needs expert advice. Lenders will ‘stress test’ this type of mortgage using an ICR (Interest Cover Ratio) This will vary between lenders and is part of a calculation based on rental income, tax status, the fixed rate term and where applicable other rental properties (portfolio).
Investors now have to be much more creative and we can also offer expert Commercial Mortgage advice provided by one of our approved partners.
